hired me in two roles: (1) to counsel him (as his entity’s real estate
broker) in connection with whether he should lease the Avenue of the
Arts Building (SE Corner of Broad & Chestnut-Capital Grill is on
ground floor) to Klehr Harrison et al. (In light of the then depressed
market our advice lead him to reject leasing the space as office
space. Instead he leased it to Art Institute of Philadelphia as a
dormitory) and (2) to lease his HQ (1811 Chestnut), which at
that time had vacant space. It has not had vacant space in almost 3
years (and I am no longer agent). I have known Dean as an acquaintance
since 1983 when he was a student at Penn Law and professionally since
1998.

came to know Colin during his tenure as Dean of Penn Law School (1989
through 1999). During this period I was Chief Fund-raiser for my class
and chaired my Law School class’s 5th and 10th year reunions. I also
was actively involved with the program where lawyers from abroad came
to Penn to get an advanced degree by spearheading the efforts to take
these lawyers to Pennsylvania’s and USA’s capitals to visit the
respective Supreme Courts and other governmental functions. As a
result of my activities I had frequent contact with Colin.

who were not affiliated with him to leave his HQ in 2005 so that he
could move to the penthouse of the newest building in the City the Cira
Centre (located in a tax free KOIZ) so that his fomer HQ could be
converted to residential and (3) represent a number of entities in
which had an ownership interest such as (a) a hotel management
consulting and ownership business, GF Mangement, in their lease of the
penthouse of 1628 JFK a/k/a Eight Penn Center and (b) Global
Affiliates, Inc. a/k/a GlobalFit, in their plug and play below market
sublease at 510 Walnut a/k/a Penn Mutual Building.
David Marshall Chairman of The Board: Amerimar Enterprises, Inc. 215-893-6090 I
have known David in two capacities: (1) as the real estate broker who
(a) leased space at 1701 Walnut to The Curtis Institute, of which he
was Chair of the Board at the time of the transaction; (b) represented
a doctor who entered into a 10 year lease and a dentist who entered
into a 15 year lease at a building he owned at 1015 Chestnut street and
a law firm (see Ken Trujillo, Esquire on next page) that entered
effectively into a 9 year lease at The Dorchester penthouse; and (c)
represents Mr. Marshalls’ interests in leasing space at The
Rittenhouse, the premier mixed use facility in Philadelphia; and(2)
as Trustee of Jewish Federation, where we worked on several
committees together including Campaign(volunteer fundraiser) and
Thank-a-Thon. I first met David while engaged in Federation activities
in the mid 1990s and subsequently encountered him professionally.

law firm, Archer (the largest law firm headquartered in South Jersey
based on number of lawyers in its South Jersey office) hired me in 1999
to establish the first office outside the HQ office in Haddonfield.
Archer entered into a lease at One South Broad Street (f/k/a the PNB
Building), then owned by a JP Morgan affiliate. By agreeing to be one
of the first tenants in the “remodeled” PNB Building, Archer received
significant free rent and tenant improvement allowance while keeping
its rate per rsf lower than the “market” rate was at the time. Archer
then hired me in 2004 to extend and expand its lease at One South Broad
Street. We successfully did so under time pressure, which allowed the
firm to pay among the lowest rents in building while accommodating a
number of additional lawyers

(1) hired me to represent his law firm in negotiating (a) a six year
lease with a three year option, all at the same l low rate (with only
operating expense escalations causing any increase I in costs) at The
Dorchester’s Penthouse (overlooking the pool and Rittenhouse Square
with the 2 best parking spots) in the Dorchester as part of the deal
and (b) a six year lease two month sublease in the premier formerly
owner occupied Bell Atlantic Tower a/k/a 1717 Arch at a rate at least
$5 per rsf less than similar Class A+ buildings (with a 38th floor view
overlooking some of the best views in Philadelphia and(2) selected me
to “mediate” the sale of a building to a partnership (with which he was
then going to be involved prior to being appointed City Solicitor)
for use as a new location for the upscale Mexican Restaurant, Los
Catrines Restaurant and Tequila’s Bar , which, due to my efforts, is
now located at 1602-04 Locust Street. I have known Ken on a casual
basis since 1984 when we went to Penn law School together at around the
same time (He graduated in 1986, a year earlier than me.). I have
known him professionally since 1997 when we began the search for his
new firm’s new office.
